Dear Tenants:
The cold weather is upon us!  Please take these precautions to avoid pipes freezing during freezing temperatures:
1. LEAVE WATER DRIPPING overnight or during the day if you are not at home when there are freezing temperatures.
2. DISCONNECT ALL OUTSIDE HOSES.
3. COVER EXTERIOR FAUCETS with faucet covers or wrap with cloth and cover with a can or plastic.
4. WRAP EXPOSED PIPES.
5. If your LAUNDRY ROOM is in the garage or basement, please have some HEAT turned on.  If you share a community laundry room, KEEP THE DOOR CLOSED!
6. WINTERIZE SPRINKLERS: If you have a sprinkler system, you will be contacted by one of the professional companies we hire every year to do the winterization.  If you have not been contact ed by November 1st, please let us know and we will follow up.
7. If you are going to be away from home for a vacation, DO NOT TURN YOUR HEAT OR HOT WATER TANK OFF!  Let a friend know you will be away so they can help in taking precautions if necessary.
MOST PROBLEMS OCCUR DUE TO EXTERIOR FAUCETS BEING HOOKED TO HOSES AND LAUNDRY ROOMS NOT BEING HEATED.
Please call or email us at www.parkwoodrentals.com if you have any questions.  Please remember, you are responsible to see that the plumbing does not freeze.  During a cold spell, it is difficult and expensive to have a plumber come to your residence.  SHOULD THE PLUMBING FREEZE DUE TO YOUR NEGLIGENCE, YOU WILL BE RESPONSIBLE FOR REPAIR COSTS.  Please take the necessary precautions to avoid freezing pipes, Thank you for your cooperation!

OVEN AND DISHWASHER ALERT!!!
Every year we have panic calls the week before Thanksgiving and     Christmas regarding ovens and dishwashers that don’t work.  Please plan ahead and check your appliances.  You may be going out to dinner or doing LOTS of holiday dishes by hand!  As you can imagine, appliance repair folks are very busy at this time of year.  PLEASE REMEMBER THAT ALL WORK ORDERS FOR REPAIRS MUST BE IN WRITING PER STATE LAW.  Email is ok.
SPEAKING OF REPAIR FOLKS…
If you receive a call for furnace service from JAKE’S FURNACE REPAIR, it is a real and authorized call.  Please do your best to work with them to make an appointment that you will keep.  Our properties are set up on an annual service schedule with Jakes, and we appreciate your cooperation.  The service is for your comfort and safety.
REMINDER ABOUT LATE PAYMENT…
Please remember that payments are due on the FIRST DAY OF THE MONTH, AND LATE AFTER CLOSE OF BUSINESS ON THE 5TH OF THE MONTH.  If your payment is not in the office before we close on the 5th, it will be late.  As per the letter that came out earlier in the year, a late charge of $50.00 will accrue on the 6th of the month on unpaid balances, and a $10.00 daily fee will accrue beginning on the 7th day of the month, and each day thereafter,  until the balance has been paid.
TENANT REFERRALS…
We appreciate our excellent tenants and we need more just like YOU!  If you refer a qualified tenant to us, and they sign a 12 month lease agreement, we will give YOU a rent credit of $50.00!  Be sure to tell the prospective t enant to let us know that you referred them to us.  Thanks for your help!
REMINDER TO UPDATE PHONE NUMBERS AND EMAIL ADDRESSES…
Please remember to let us know when you change your phone number so that we can reach you if the need arises.  Same with email.  Sometimes that is the best way to reach folks who work days.
FOR OUR TENANTS WHO LIVE IN APARTMENTS…
-      DO NOT back into your parking space
-      Please don’t ride bicycles, skateboards, scooters, etc, between parked cars.
